Shortlist office space and do another round of viewing before deciding on the first choice

 

STEP 3

commence negotiation with the landlord for the first choice

interest to pursue a lease must be in a written form via a letter of intent (LOI)

LOI stipulates clearly commencement date, rent and any other conditions

This loi is not  binding, the prospect has the option not to proceed with the lease for whatever reasons. 

 

STEP 4

landlord replies on proposal to lease whether they can accept the proposal.

If agreeable, the landlord will proceed to prepare the leasing documents for the prospective tenant to execute.

If the terms are non agreeable, the landlord may provide a counter offer. The prospect may reject the counter offer and move on to negotiate with the landlord for the space of their second choice.
